Do I need Costa Rican residency to buy here?
No. Foreign buyers of titled property have the same ownership rights as citizens, and you do not need residency to buy. Hermosa Real lots are titled, fee-simple property, owned outright.
What does titled, fee-simple mean — and why does it matter?
You own the land outright, recorded in your name, the same as owning a home in the US, Canada, or Europe. Most Costa Rican beachfront can only be leased through government concessions capped at 49% for foreigners, so titled beachfront is rare and holds its value.
Is the land free of debts, claims, or litigation?
Yes. Every lot is delivered free and clear, with recorded title and survey available for your attorney to review before you commit to anything.
Can I purchase in a company, trust, or foundation?
Yes — an individual name, a corporation, a trust, or a foundation. Our team and your attorney help you structure ownership to fit your goals.
Can buying a lot help me qualify for residency?
A property purchase of $150,000 or more lets you apply for Costa Rican residency. Ownership can be divided through company shares, each above $150,000, so more than one person can qualify from a single property.
Is financing available?
Financing is available to foreign and national buyers, typically in the range of 50 to 65 percent loan-to-value. Ask us for current lenders and terms.
Can I rent my home?
Yes. The area supports strong short-term vacation and long-term rental demand, and we can refer a trusted local property manager.
